Windows: Buyers typically want quality windows, knowing they will affect energy bills—and they’d rather not pay to replace them, Flacker said. So if there’s a broken seal, or a double-paned window has signs of condensation or water, buyers will typically ask for a replacement. Broken windows obviously also get a red flag, as do those that are painted shut or have peeling paint, he said. Sometimes, window issues need to be fixed as a condition to financing; if a buyer is financing the home with a Federal Housing Administration-backed mortgage, for example, all broken or cracked glass needs to be replaced before closing, Flacker said.
