Southern California has a way of easing into summer.
May Gray becomes June Gloom. Marine layer mornings soften the light and keep temperatures comfortable. Then, almost overnight, the clouds burn off and summer arrives.
The sunshine changes visibility.

Property managers start noticing details that weren’t obvious a few weeks earlier: dust accumulation on glass, water spots from irrigation overspray, smudges on entry doors and staining on walkways. These small appearance issues that blended into the gray backdrop of early summer suddenly stand out.
Summer also tends to bring more people to a property. Ownership groups schedule visits. Regional managers travel. Prospective tenants tour spaces. Employees spend more time outdoors. Visitors arrive for meetings and events. Simply put, more eyes are on the property this time of year.
One of the best exercises a property manager can do in July is walk the property as though seeing it for the first time. Start at the street, then walk the visitor path and enter through the main entrance. Notice what catches your eye. Not because the goal is perfection, but because first impressions are formed quickly and the bright summer sun highlights the details.
The best maintained properties aren’t necessarily the ones with the largest budgets. They’re the ones where attention has been paid to the areas people see every day.
July has a way of making those details visible. And that’s not a bad thing. It’s an opportunity to see the property the same way your visitors do.
Summer Visibility Assessment
Take a 10-minute walk around your property and look for:
- Water spots or residue on first-floor glass
- Irrigation overspray on windows, entries or signage
- Dust accumulation on storefronts and common area glass
- Staining at building entrances
- Dirty or neglected walkways
- High-visibility areas that ownership, tenants or visitors see first
- Areas where appearance no longer matches the quality of the property
- Exterior features that stand out in full summer sun
Need a second set of eyes? Not sure what should be addressed now versus later?
We’re happy to walk the property with you to help identify areas that will have the greatest impact on appearance and first impressions. Whether the right answer is an entryway reset, glass cleaning, pressure washing or a broader exterior refresh, we’ll help you focus on the areas that matter most.
